What is a NIE number and do I need one?

The NIE (Número de Identificación de Extranjero) is a tax ID number every foreign buyer needs to purchase property, open a bank account, or pay taxes in Spain. We help you apply for it as one of the first steps.

What taxes apply when buying a property?

Resale properties are subject to Transfer Tax (ITP), typically 8–10% depending on the region. New-build properties are subject to VAT (IVA, currently 10%) plus Stamp Duty (AJD). We confirm the exact rate for your specific purchase.

Can non-residents get a mortgage in Spain?

Yes. Spanish banks typically lend non-residents up to 60–70% of the purchase price, subject to income and credit checks. We can introduce you to lenders who work regularly with international buyers.

Do I need a lawyer?

We strongly recommend an independent lawyer, separate from the seller's agent, to review the contract, check the property is free of debts, and represent you at the notary signing.

What ongoing costs should I budget for?

Beyond the purchase price, budget for community fees (if applicable), annual property tax (IBI), non-resident income tax, and utilities. Your agent can give you a realistic estimate for a specific property.

Can I rent out my property?

Yes, but short-term holiday rentals require a tourist licence, which varies by region and municipality. We can advise on the requirements for the area you're buying in.
